With the Governor of California placing the state under a "shelter-in place" edict, it has affected everyone.  People in our communities are having to figure out how to work from home, work fewer hours, and some are facing the reality of not working because their company has had to lay off employees or shut down completely. 

Amidst these extremely difficult and continually changing times we want to be as helpful as possible and keep you up to date, try to make things as easy as possible, and answer your questions.

We recognize that there are a lot of unknowns, and here at Hignell Rentals we will be working with both our residents and commercial tenants in the days to come to do what we can to help if your financial situation is being impacted by the COVID-19 virus.

Our website has the forms you need for any request for Delay of Rent due to COVID-19, as well as instructions on what you need. We are getting a lot of questions about the process and wanted to answer those here also. Here are some Frequently Asked Questions:

Question: As a resident, what forms do I need to provide along with the Delay of Rent Request?

Answer:  Depending on your situation we need from you:

  • A letter from your employer
  • Proof of Unemployment filing and/or benefit amount.
  • If self-employed, proof of turning away jobs, or communication with clients/businesses.
  • Bank statements showing a stop in Direct deposits from employer.

Question: If I have already submitted a Delay of Rent Request, how do I stop my automatic monthly rent payments?

Answer: Go to your tenant portal and stop reoccurring payments. You can set up a one-time payment or stop payment all together depending on your circumstances.


Question: Can I pay half of my rent and set up a deferment of rent for the remainder?

Answer: Yes! You will still be responsible for the total amount due, but you can pay what you are able to now and defer the rest, as long as you fill out and turn in the Delay of Rent form.  


Question: What if something breaks in my home or apartment? 

Answer:  Our onsite maintenance technicians are onsite! They are keeping an eye on the property, and are available to still complete maintenance requests that meet our essential need criteria. They are keeping the property tidy and watching out for the safety of our Residents during this time.
